i purchased a home from my mother and i am the sole borrower on the loan. however, i had kept her name on the deed. she no longer wants her name on the deed . 1) can i use quit claim deed to remove her name because she wants her name remove from the title? 2) do i have to refinance to remove her name from the deed?

Your mother will have to sign a quit claim deed and transfer the property to you. This will remove her name from the property deed. As you are the sole borrower on the mortgage, you do not have to refinance it when your mother's name is removed from the property.
