My father died and now my mother wants to remove his name from the property. Can we use a Quck Claim Deed to deed it just in her name?

As your father is deceased, a quitclaim deed can't be an option for your mother. Your mother will have to file an affidavit of heirship at the county recorder's office and transfer the property in her name.

you need to submit Death cerificate of your father along with affidevit of heirship at local country office
my mom recently had a death deed done and there are three names on the deed so who is in charge when she passes away

My mom and stepdad have a transfer on death for their property to me. my stepfather died 3 yrs ago. my mother just signed the property over to me and my stepfathers name is still on the deed. how can i get his name off. i have the TOD that he and my mother signed and his Death Certificate.

You can show the transfer on death deed at the county recorder's office and also file an affidavit of heirship at the county recorder's office in order to get the property transferred in your name.
