my father and mother in 2005 did a quit claim deed to include me as joint tenant. can my father since it is his house and has all rights to live there, mortgage etc. remove me from the deed and how can this be done.
There are many approaches to transferring your home into your Living Trust. Remember, your home is most likely to be your largest asset. If your home is not IN your Living Trust, your Living Trust is useless with respect to your home.

Your father cannot remove you from the quitclaim deed. You will have to sign the deed back in his name. You can sign a new quitclaim deed wherein you would be mentioned as the grantor whereas your father would be mentioned as the grantee to the property. Once the deed is signed, your father would become the sole owner of the property.
