Rent payments

my roommates found out that our landlord filed a quit claim deed over to a lender. the property hasn't yet been refinanced. they said that meant the landlord doesn't own the property and therefore, they don't have to pay him rent.
they said let the mortgage company make them pay. can the landlord evict these renters? they say they cannot even be evicted and they have been living there for free.

Hi LJ,

The tenants cannot live in the property for free though the property has been transferred to the lender. The tenants can make timely payments to the lender and stay in the property. If they stop making payments, the lender can ask them to leave the property.
