Quit Claim deeded property losing value

Hi,
After my mom died 5 years ago, my dad signed his house over to me and my 2 siblings. We had a notary present and the paperwork was filed correctly with our county court system. There is no mortgage on the house. My dad wants to live there until he dies, and he pays the taxes.

The problem is that he doesn't care if the house is falling apart and refuses to fix anything. He has a decent income, much more than most retirees. He refuses to stick any money into the house. He keeps buying things but never throws anything out. He gets mad if we suggest helping him get organized or pitching in to fix things.

Do we children have any rights to go in and do repairs, remodeling, etc., since the house is technically in our names? We are going to be left with quite a mess after he dies if we don't try to keep up with things now.

As the owners of the property, you and your siblings definitely have a right to do the repairs and remodeling. Your father only stays in the property but has does not own the property so he cannot stop you from repairing the property.
