Good Morning.
I wish to transfer some apartments to my brother. Is there a deed in which I can set restrictions. I'm afraid that he might sale the apartments right after he takes full owner-ship.
Also, I have two properties that are not paid-off yet. There is no house on these lots. I wish to transfer those to him as well. Would I have to do three different deeds or just one that would cover all property transfers?

You can contact an attorney and draft a quitclaim deed mentioning the required restrictions. Thus, your brother will not be able to sell off the property immediately after you transfer it to him.
As there are 3 different properties that you want to transfer, I think you would require three different quitclaim deeds.
