quitclaim deed..right thing to do?

my twin sister and i bought a house together april 2007. since then, i have moved out and am renting a house with my fiance. my sister still lives in our house with her boyfriend. we tried to refinance back in sept/oct but it would have cost us a lot of money being that we have no equity in our house. recently my fiance and i have looked and are interested in buying a house, however what should we do to get my name off the mortgage? would signing a quitclaim deed be sufficient? i look foward to hearing your advice.

no, a quit claim deed will not remove you from the mortgage. if you deed away your interest to the property, you will still be responsible for the mortgage and no longer hold interest in the property.
