Quitclaim deed and rights to property

Posted on: 16th Nov, 2010 08:28 am
If my father quitclaim deeds his home to me, we file it with the county/state, am I then considered the sole owner of the property? If he passes can my siblings take some stake in it?

Thanks for you help.
In Mass. the home goes to whoever is named on the claim without the need for probate. Noone else will have a claim to it. It is as if he willed the house to you but in this way circumvents probate fees.
