I put a friend on my property 10 years ago through my attorney stating she was to make sure my children got my home after my dealth.I haven't seen this girl in 8 years. She has gotten married and have children of her own. When I called her I explained what a quit claim was and it would only take a few minutes to sign her name off at a notary. She is refusing to sign the quit claim. My question is can I sale my home with her being partial owner? My children live in NC and I live in Atlanta and would love to sale my home and move to near my family. also is there a site online where you can view you're property deed?

In order to sell off the property, you will require her signatures as well. This is because her name is also mentioned in the property deed. As you want to sell off the property, you can check out the option of partition law suit. The property will be sold off as per the court orders after you file the law suit. After the property is sold off, the mortgage will be satisfied first and then the excess money will be divided amongst both of you. As far as your property deed is concerned, I think you can get a copy of the deed at the county recorder's office.
