Quit Claim Deed

i was divorced last year. my then wife wanted to keep the home so i signed a quit claim deed. in our divorce papers it states that she maintain exclusive use and possession and be responsible to pay 100% of debts and encumbrances. the mortgage is solely in my name. we agreed she would try to refinance. it has been a year and she has yet to refinance and she is 3 months late on mortgage and 2k behind on the hoa fees. she is unwilling to sign back property. what can i do to save the house and my credit. i do not want to pay for a property i do not have control over.

Unless your ex-wife refinances the mortgage in her name, you will remain liable for the mortgage dues. Moreover, as she is delinquent on her mortgage, she won't be able to refinance the loan. You can convince her to sell off the property and pay off the mortgage with the help of sale proceeds.
