we live in rented house they want to sell house to us on a quick claim is this good and what rights do we have if done

Welcome to the forum.

If your landlord want to sell the house to you, he can use a warranty deed in place of a quitclaim deed. A warranty deed is better for the transaction as this type of deed will warrant the property title and will also guarantee that the person who has transferred the property was the sole owner to the property prior to transfer. Hi Peter,

Your landlord can transfer the property in your name by using a quitclaim deed. After they sign over the deed, you will gain complete ownership rights to the property. But after filling out the deed, don't forget to get it record at the office of the county recorder.
