can a stipulation be added to a quit claim deed such as" land may not be sold while the sellers are living"

Once the sellers sign a quit claim deed and transfer the property to the buyer, then that person becomes the owner of the property and has the rights to sell off the property. If you want to add such a clause to the deed, you will have to let the buyer know about it. If the buyer agrees to it, then you can contact an attorney who can draft the deed as per your requirements.
