if i sign a quit claim deed without know what is was, because the person give me a alot of paper to sign telling me they will help me with the foreclouse and put the house for sale, is that quit claim deed valid? i live in dade county florida and i try to find the public records to see if they register the quit claim deed, but dont find anythig plus there wasnot a attorney present it is valid? also they close the office and the corporation i went to, please help me these, they are renting my house sign a leasing as owner to someone and collect 2k monthly to the tenant and they do not do anything with any attorney or try to sell the house. thank you, i waiting for you pront respond
Normllay after the quit claim deed in singed and notirized, ti needs to recorded in the county office. if it is not recorded, it is not valid.
But if some one cheated you, then you need to get an attorney and make sure to take legal action.
Also check with the county office and see how you can put osme restrictions on recordign q quit claim deed. This is just a precaution, fi the quit claim deed is nto recorded.

As far as I know, in order to make a quitclaim deed valid, it is important to record it in the county recorder's office. It would have been better if you would have read the documents and then signed them. As Sunny has suggested, it's better if you can contact an attorney and check out his opinion in this regard. He would be able to help you in a better way.

Also check the county office and see whos name it is recorded in.
And the tax collectors office may be able to verify whos name the taxes are being listed
