my husband died. his ex signed a quit claim deed to him but my name is not on the deed of the property. can i still sell the house legally?

You will not be able to sell off the property if your name is not on the property deed. You will have to file an affidavit of heirship at the county recorder's office and get the property transferred in your name. Once the property is transferred in your name, you'll be able to sell off the property.
