we ( two brods and sis) purchased a land years ago and its been paidoff by me, one brod deceased, sis willing to quit claim. i want to be sole owner and plan to sell, what else do i do before i sell it?

You and your sister will have to file an affidavit of heirship at the county recorder's office and get the deceased brother removed from the property deed. Then your sister can sign a quit claim deed and transfer the property to you. Once this is done, you will become the sole owner of the property. Then you can list the property for sale.
