Do you have to be divorced to get the quitclaim deed or will being seperated work?

You do not have to get divorced in order to get a quit claim deed. If you want to get the property transferred in your name, then you can ask the owner of the property to sign a deed in your name. You would be considered as the grantee to the property whereas the owner would be considered as the grantor to the property.
