My ex signed a quit-claim deed for his house to my son years ago and now wants son to sign a warranty deed with son, daughter and himself on the deed. I have been excluded, as I am no longer "part of the Family". Over the past few years, I have invested a considerable sum of money in repairs to help son. Is there a reasonable way for me to recoup my money via a promissory note, or to be included on the warranty deed in a way that leaves my share for the kids only?

You will have to speak to an attorney in this regard. As your name is not on the property deed, you won't be able to claim any ownership rights on that property. However, as you've invested a certain amount of money in that property, then you should be able to claim it back from the owners. You should check out with an attorney whether or not you can place a lien on that property to get back your dues.
