my sister and brother-in-law will be making my house payment and taxes until i can sell my house. would quit claim deed be the best to do until then. it might not sell for a year or so. does the mortgage loan stay in my name alone?

you can sign a quitclaim deed to add your sister and brother-in-law to the title. in that case all three of you would remain on the title. if you give up all your interest to them through the deed, your name would be removed from title. but quitclaim deed won't transfer your mortgage to them. your name will be there on the loan, unless they refinance it in their name.
