My mom quit-claim deed to her children. Now she is 86 & needs to sell the house to get the money for her health care. Can she do this with this deed? If so how?Does she need signatures from each of the children on the deed?

To reverse the quitclaim, she needs to get a quitclaim deed signed by her children, giving their share in the property back to her. Otherwise, reversal of the deed would be difficult. If her children refuse to quitclaim to her, she will have to prove that she signed the deed under pressure, in order to undo the deed.
