my ex signed her maiden name on a quit claim deed, because it was three years after we dissolved the marriage, now the assessor is saying they can't remove her name from the title. i have the dissolution paperwork. she is living in another country and i have no way to find her. help!

It's better to find her as only she can prove that she is the same person who signed the deed. Otherwise to remove her name from the title, you may have to file a Quiet title lawsuit in the court and prove that no other person has any claim to the property so the judge passes a judgment stating you as the lone owner of the property.
