i sighned a quick deed to my ex-wife so she could live there with the kids. for the last 2 1/2 yrs. she has still not taken my name off the mortgage loan she did call the lender and did a non release of liability which just looks like im off the loan but when i go to get a loan or progess for myself it still shows on my credit and i cant buy my own home due to income to dept ratio. she no longer lives in our home she got married and moved out of state and keeps our home as a rental; yet i cant move on due to my name being on the mortgage still. ive tried getting her to refinance but she cant and she cant assume the loan, can i take her to court and have her quit deed the house back to me scince she is just using it as a rental and the only way she can even keep the house is cause im still liable for it. oh and she cant sell it either.. there is no talking to this woman.....

You can contact her and ask her to quit claim the property back to you. In case, she doesn't do so, you can then think about taking her to the court and get the property transferred in your name.
