how do i go about getting a quit claim deed done? i have been divorced since april and have to sign the house over to her but don't know what needs to be done to do it. can you put me in the right direction? thanks!

you will have to sign a quitclaim deed in order to give the property to your ex-wife. you will find sample quitclaim deed forms online but it is always better to get the deed drafted from an attorney. once you fill out the deed and sign it, you will have to notarize it and record it at the county recorder's office. to know more about quitclaim deed, check out the following link:

however, if there is a mortgage on the property, then your ex-wife will have to refinance the mortgage after you transfer the property to her. if she does not refinances the mortgage, then the mortgage will remain in your name and you will have to pay the dues though you are not the owner of the property.
