i want to let my son live in the house and be put on the deed so if anything happen to me i want him to get the house. i want to stay on the deed too so that if anything happens to him before me the house would still be in my name also. so will a quit claim deed help me with that.

You can use a quit claim deed to add your son to the property deed. You should write your name as the grantor of the property and both your name and your son's name as the grantee to it. Thus, both you and your son would remain the owner of the property.
