What is the specific language I should use to quit claim my home to myself and my child? Current Warranty Deed is just my name as soul tenant.
I am 86, and would like to quit claim my house to myself and my daughter.
The home is paid for.
My daughter does not live with me.
I am doing this hopefully to avoid my property going to probate after my death.

It will be better if you could consult an attorney. The attorney may help you with the exact legal verbiage. Moreover quitclaim deeds also differ from one state to another. So to be on the safer side, its better to take the help of a legal expert.

Joint tenancy with right to survivorship is one of the methods to do it. If one owns a property as a joint tenancy with right to ownership, it means that on the death of one joint tenant, the other will directly inherit the property. There will be no need for a probate.
