They are not married and they are splitting up.Her name only is on the mortgage. She is the only one that pays the house payment. Please help.

I think this could be the real condition.On deed both she and her boyfriend's names are mentioned , whereas on the mortgage only her name is there.Am i right??
Now what she need to do is just get the quitclaim document signed from the her boyfriend and that will suffice for the removal of his name from the deed.

As ahe is not on the deed to the property, she has no right to it and it will not be possible for her to remove her boyfriend from the deed, unless he agrees to sign it over to her. She needs to get a quit claim deed or a warranty deed signed by him in order to take his name off the title.

You must know following things.
Are you know that, why she going to put her boyfriends name on the deed ?
Are they going to be married ?
Are boyfriend have only interest in her property & making her fool ?
If they both not married yet, Her boy friend have not any right on her property. After marriage they have rights on property of each other. But now how she believe on her boyfriend I think she need to take discussion & you need to give her advice that to 1st you need to married then she can put his name on the deed.
Tell & give suggestion to her that, this is not a fair, Boyfriend is not be put on the deed anywhere. If any person wants to add another name on the deed he will add his relatives or family members i never hear that anyone goes to add boyfriends name on deed, She can add his name after they married. Give the understanding to her , I think she is not fully prepared to take accurate dissigion for her life.
If she wish to add him on deed she can do it but in my opinion she don't want to do it. If boyfriend make affair with her she will burn in fire of desperation. You must try to stop her.
You can also get help by mortgage company about that.

my boyfriend and i are not married we purchased a home, only 6 months ago, were spllitting, its in both our names, i pay every bill that comes in here plus all other expenses all in my name all he pays is half the morgage payment i want to keep this home, can i get his name off this morgage?

You can refinance the loan in your name to remove his name from the mortgage docs. However, as the property is in both the names, he would still be the owner of the property. You will have to ask him to sign a quitclaim deed in your name to be the sole owner of the property.
