My Dad and I are on the title to my house. I am getting divorced. If I take my name off the title and give Dad full title, will my spouse have a claim on it?

I agree that before signing quitclaim deed, should inform the lender.
If you got the property before your marriage, even if you stay in a community property state, your spouse will have no rights on that property. But if you got the property during your marriage and you stay in a community property state, then your spouse will have claims on it.

how do I find out who has the title on my house.
You need to check out the public records at the County Recorder's office.
