quick claim deed

I am partners with someone on a condo. I put my name on the mortgage, both names are on the deed. She took her name off the deed. Is that legal without my signature on same to authorize this? I don't understand how someone can do this without the permission of the other person.

Hi Steffilyn,

The rule and regulation varies from state to state. Most states do not need the signature of the grantee although few states do need it to make the deed valid. Now the mortgage is on your name, not on your partner's name. So the lender also would not have any problem regarding this.

Hello Steffilyn,

If your state law does not require the grantee's signature, then it was easy for her to take her name off the deed.

It did not require your lender's consent as she was not on the mortgage.
