would i be taken off the mortgage with the lender if i do a quit claim deed
no, val...whoever owns the home subsequent to the quit claim deed would need to refinance the mortgage. until it is paid in full, you remain obligated.

Hi Val,

I agree with George. Signing a quitclaim deed will not release you from the obligation of paying the mortgage dues. The person to whom you quitclaim the property needs to refinance it. Once he/she refinances it, then you will be released from the obligation of paying the mortgage dues.
