we have recently filed a quit claim deed on a piece of property from a friend that just wants us to take over payments. the property still has a mortgage due on it. does the quit claim deed really give us anything or just make us responsible for the taxes and what other steps should we take to ensure that the property does belong to us?

Hi Gary,
If your friend had quitclaimed the property over to you and the deed was signed, notarized and recorded with the county recorders, you are the owner of the property. You are now responsible for the taxes. But being on the title doesn't make you liable to pay the mortgage. However, you can take over the payments and pay off the mortgage as was agreed upon by you and your friend.
