Hi bossmanj!
Welcome to forums!
Are you speaking about adverse possession? It is the process by which title to a real property is acquired without compensation, by holding the property in a way that conflicts with the original owner's rights for a specified period of time. However, you should note that that the period required for adverse possession varies from state to state. The length of time for adverse possession can be as short as 5 years or it may extend up to 20 years or even more. As far as I know, in Ohio, the duration of such possession is twenty-one (21) years.
However, if the present owner of the property quitclaims the property to you, then you will not have to wait for 21 years. You can own the property once it is transferred in your name.
Feel free to ask if you have further queries.
