Hi joejnaas,
You cannot simply terminate the deed. You will have to ask your partner to sign a quit claim deed and transfer the property back to you. Once he does so, you would become the owner of the property.
Thanks

Both our names were previously on the deed. If I get him to sign a quit claim deed, wouldn't that negate his name as a deed holder?
Hi Joe!
Welcome back to forums!
Once the person signs the quit claim deed in your name, he will not remain on the deed any more. Thus, he won't remain the owner of the property.
