A person with a restaurant/property does a quitclaim deed to themselves and exactly one month later the restaurant burns to the ground-what do they gain?

If you have already quitclaimed the property to the other party, then you do not have any relation to that property. The other party will have to deal with the losses when the restaurant burns and you will not be responsible for anything.

Yes, if you have already quitclaimed the property then it will the responsibility of the buyers and not you.
