Once a quit claim has been signed, how long do you have to file it. Does a quit claim have a time limit before it's voided and you must start over. In this case a quit claim was done however it still has not been filed and it's been nearly 3 months.

If the grantor is still alive you can try to record it now. Otherwise you may have to face a problem.
A quit claim should be recorded as soon as it is signed and notarized in order to make it valid.

Time limit to record the deed varies from state to state. It should be recorded as early as possible after the transaction. Otherwise different legal problems may arise.
