Quit Claim -- timeshares

I have read instances of people filing a Quit Claim to force a timeshare company to take back a property. One, is this legal, and two, if it is, can the timeshare company 'quit claim' it back without giving up the right to the maintenance fee?

If the timeshare company is interested in taking back the property, then the property owners can sign a deed and transfer the property back to the company. I did not understand what you wanted to say by "can the timeshare company 'quit claim' it back without giving up the right to the maintenance fee?" Can you please explain?
