QUIT CLAIM DEED

i hope you can help me. this is regarding a time share or rather points i bought from diamond ( originally sunterra ). i have tried to sell the property but to no avail. i just received the maintanance fees for next year and they have skyrocketted. my friend told me that he used quit claim deed to sell back the property to diamond and then to wite off as a loss the amount he spent for the property, i do not have a legal mind and i do not know which from to use. also if i live in new york ( l.i. ) and bought the property in arizona but can use any of their properties world wide, is it still possible to use the quit claim form and which one would you recommend. i hope to hear from you.....help... help... help. ---------------thanks

Hi GEORGE,

If you want to transfer your timeshare to the timeshare company, then you can use a quit claim deed. You'll have to use a quit claim deed of the state where the property is located. If the timeshare is located in Arizona, then you'll have to use a deed form of that state.
