I was married 3 yrs and my husband and I split up. No divorce, no legal separation, just parted ways. Now I want to purchase a house and the Title Co. wants a quitclaim deed signed by him. I can't find him anywhere, it's been 7 yrs since I last saw him. Do I have any other options?

As you haven't gone through a legal separation, the lender wants you to ask your husband to sign a quitclaim deed in your favor in regards to the property. You should contact a real estate attorney and check out if he can help you in this regard. Also, you should inform the lender about your situation and check if he can consider your case.
