no, quitclaim deed cannot transfer mortgage debt. if you want to transfer mortgage debt, you will either have to refinance or you can go for the process of novation.

Mortgage can be either transferred by refinancing or through the process of novation. Quitclaim deed will only transfer the ownership of the property to someone else.
