i would like to know what is the best way to have legally the building i live in now, have my name put on it. but with my fathers name still as primary owner. so that if something happens where he can no longer manage it. it would be legally already taken care of. he has mentioned to me several times he wants me to have the building

Transferring the building from your father's name to yours will not be difficult at all. He can simply transfer his share in the property, either in full or in part, to you through a quit claim deed. However, I think, transferring it through a Warranty Deed is also a good option as it can help transfer the property title free and clear of any 'cloud'.
