Please give me the steps involved. We don't want to spend money with lawyers as there is no money in the estate just an old house.

if the property is in the name of the four siblings, then they can sign a quit claim deed to transfer it to the other sibling. the name of the four siblings should be mentioned as the grantor of the property whereas the the other sibling should be mentioned as the grantee to the property. thus, once you and your siblings sign the quit claim deed, the other sibling will become the owner of the property.

Okay, let me back up...the property is in my Father and Mother's names. My father died 32 years ago and my mother never changed the property to just her name. So, we never had wills for anything. We have death certificates for both parents. What should we do?

If your mother is still alive, then she can file an affidavit of heirship at the county recorder's office and get the property transferred in her name. Then she can transfer the property to you and your siblings with the help of a quit claim deed.
