quit deed claim or warranty deed

my dad has a property that has been vacant for years and also vandalized, would it be wise for me to quit deed claim it or do a warranty deed? there are delinquent taxes on this property.
Hi dlh,

As there are delinquent taxes on the property, it would be better to ask your father to sign a quit claim deed and transfer the property to you. Once you become the owner of the property, you would be responsible for the delinquent taxes. You will have to pay it off.
