Quit claim Deed after death

My mom is currently living in her deceased moms house and land. The house is paid off. The taxes are current. My mom has been paying the taxes on the property for 20 years. My mom would like to transfer the rights of the property in her name. How can she do this without her mom alive. There is no will. there is no trust nor power of attorney. My mom's name is not on the deed. Thanks.

Your mother can contact the local county recorder's office in order to record an affidavit of heirship. This will help your mother in transferring the property in her name.
