we are in possession of my timeshare facility's quitclaim deed to transfer my timeshare to my son. we are still in possession of the deed and since the "quit claim deed" notes the following: .."the grantor makes no promises as to ownership of title, but simply transfers whatever interest the grantor has to the grantee".; we are curious as to why we cannot just transfer ownership of title instead of a "quit claim"?? can you help?

It's not that a quitclaim deed does not transfer ownership rights. When it says "the grantor makes no promises as to ownership of title" - this implies that the grantor does not promise that he is the sole owner on the property and there may be other owners claiming their interest in the property other than you.
The quitclaim deed simply says that it transfer whatever interest the grantor has in property is transferring it to you.
