Should we do a quit claim deed

i am the only child of my unmarried father who is ill but able to live in his home. he has no will but plans to leave the house to me. would a quit claim deed be the way to go?

If your father wish to transfer property to you now,He can use quitclaim deed to transfer the title on property Doc.

quitclaim deed is sufficient enough for this transaction.Lady bird deed is ideal for those who want to inherit the benefits of the property till the point they are alive and once they are no more, it is transfered to their heirs.

You can suggest any of this deed to your father.

All above suggested is fine But i think you should primarily ask your father to make will. That will help.
