Hi dcsilvy,
Welcome to our forum.
If your father wish to transfer property to you now,He can use quitclaim deed to transfer the title on property Doc.
If he would like to leave property after his death , so he will sign a Lady bird deed to know more about lady bird deed http://www.mortgagefit.com/know-how/ladybirddeed.html

quitclaim deed is sufficient enough for this transaction.Lady bird deed is ideal for those who want to inherit the benefits of the property till the point they are alive and once they are no more, it is transfered to their heirs.
You can suggest any of this deed to your father.

Hey good stuff...keep up the good work! :)
All above suggested is fine But i think you should primarily ask your father to make will. That will help.
I don't know If I said it already but ...Excellent site, keep up the good work. I read a lot of blogs on a daily basis and for the most part, people lack substance but, I just wanted to make a quick comment to say I'm glad I found your blog. Thanks, :)
