I signed over a condominium by quitclaim several months ago and the grantee has never recorded the deed. Before I signed the quitclaim I received a promise in writing by the grantee that he would pay me (x amount of $) for the condominium within 30 days. It has now been almost 90 days without payment. Can I quitclaim the condominium to my wife and have her record the deed to take the property back?

as the grantee did not record the quit claim deed when you transferred the property to him, then it won't be considered as a valid deed. before transferring the property to your wife, i would request you to contact a real estate attorney and take his opinion in this matter.
