Transfering a quite claim deed

My wife and I divorced and she got the house we shared. I have a Divorce Decree saying that altho my name is on the title that she is responsable for the payment. I am now trying to buy a house and the mortage company needs a Quite Claims Deed. How hard is it goin to be for me to get one of these and since the house is not paid off is there going to be a problem doing this?

If your name is only on the property deed, then you can sign a quit claim deed in your wife's favor and transfer the property to her. Once you do so, your name will be removed from the property deed. However, if your name is on the mortgage, then your wife needs to refinance it. If she doesn't do so, you won't be able to qualify for a loan.
