hi
i will be getting final divorce paper in few months.
my ex husband and i went thru peaceful discussion no lawyers involved. he agrees to let me have the house but the house title has both of our names as owners
does he sign the quit claim deed so i can just go ahead and sell the house without his signature?

As you want the property, you'll have to ask your husband to sign a quit claim deed and transfer the property to you. Once he does so, you'll become the owner of the property. After that, you will be able to sell off the property on your own.
