Quit Claim Deed / Grand Deed

Hi,

My parents in-law want to transfer the house which they are still paying for to their son. Will quit claim be the right thing to do or do we have to do Grand Deed? Their son name is not on any of the paperworks (Deed or Title or Mortgage). The accountant I asked said you only can do a quit claim if his name was on the paperwork already. Is that true ?
As there is a mortgage on the property, a quit claim deed will be a better option for your parents-in-law to add their son to the property deed.
