Quitclaim

My grandmother is sick in the hospital and she along with her son as the co owner owns a home. She quitclaimed her part ownership of the home to another son without the co owners consent. to keep him from selling the house. Is it legal and withstanding for them to do that?

I don't think on of the co-owners can transfer his/her share in the property through a quitclaim deed without the consent of the other. I think a partition lawsuit is to be filed with the court to divide the property into two separate portions so the co-owners can sell their individual shares.
