do i need to contact my lien holder (bank) to set up the quit claim deed transfer. i am going thru a divorce.

You must have to contact you bank/lender before sing a quit claim deed on property , if you has not pay off them.

sherilyn, if the plan is to refinance the existing mortgage in tandem with the quit claim deed, then working with your lender will make that process a bit easier. the two transactions can be coordinated so that they take place simultaneously.
as gunz noted, though, it's imperative that you cooperate with your lender regardless of how you'll handle the rest of the transition.

better you inform about it to your lender. also since you are going for divorce & i believe it is a family property, you should take a decision about it in your divorce.
Ensure that your Ex is refinancing mortgage in his name.
