i recent formed a small real estate corporation, and i now want to transfers all my vacant lots and one rental house to that corporation. what is the process to doing the quit claim deed to make this all legal?

Quitclaim deed itself will help you to transfer the property to a corporation or LLC. You will have to write your name as a grantor and the name of LLC/corporation should be written as grantee. You will also have to notarize and record the deed at the county recorder's office.

Thanks for the info on how to transfer vacant lots and rental home to my corporation. Do I have to calculate any fees /pay fees for recording? How do I calculate same.

As far as I know it is generally $.70 per $100.00 of the value of the property transferred. But this may vary from one state to another. You will have to check the recording fees once with the county recorder of your county.
